Chartered Building Surveyors • Environmental Consultants • Project ManagersIt is inevitable that at some stage during the lifetime of a commercial lease, whether you are a building owner or occupier, or possibly both, you will be required to prepare or undertake work outlined in a Schedule of Dilapidations. We are able to act on behalf of either party in preparing or negotiating the contents of Interim or Terminal Schedules of Dilapidations.
If we are acting on behalf of a tenant we can negotiate with the landlords agents and ensure that you are not carrying out work which is unnecessary under the terms of the lease or, if you are agreeing a financial settlement, you are not including items in this settlement which are not necessary. Similarly, if we act on behalf of the landlord we can ensure that any dilapidations claims against the tenant include all the items and costs which are reasonable under the terms of the lease.
